Functiebeschrijving
You will oversee the delivery of complex property projects and be responsible for the end result. This is not a remote coordinating role, but one involving direct management of planning, costs and quality - from the start of construction right through to handover.
About Reales
Reales is a risk-bearing developer that takes on positions itself and sees projects through to completion - from acquisition and business case to construction and handover.
We work with a small, close-knit team and have short lines of communication. This means we can adapt quickly, make decisions and secure projects at an early stage. We constantly focus on the business case, feasibility and lead time, with the aim of actually delivering projects.
These projects are characterised by their scale and complexity: inner-city regeneration, the transformation of existing sites, and area-wide developments involving multiple interests and stakeholders.
What are you going to do?
As a project manager, you are responsible for the entire implementation phase of projects. You oversee the construction process and ensure that projects are completed on schedule, within budget and to the required standard. In doing so, you maintain a constant overview and actively make adjustments where necessary. Your duties include, amongst other things:
• managing the contractor and the project team
• monitoring the schedule, costs and quality
• reviewing and approving implementation documents and work plans
• managing additional and reduced scope of work and contractual agreements
• organising and chairing construction meetings
• identifying risks and bottlenecks and taking immediate action to address them
• coordinate with developers, consultants and external parties
• overseeing handover, aftercare and transfer
You will be working on ongoing projects such as New Harculo in Zwolle , the redevelopment of Pinkelseweg and new projects that have recently been acquired and are being taken forward towards completion.
What makes this role different?
You're not on the sidelines of the project, but right in the thick of it.
• You have direct lines of communication with senior management and the development team
• You are responsible for the entire construction process
• You focus on both content and financial results
• You'll have the freedom to make your own decisions and set your own pace
This requires you to be able to manage your own work, set priorities and make decisions independently in a dynamic environment.
